Bostedo Appraisal Services, a firm specializing in residential appraisals is looking for independent contractor/appraisers considering supplementing their income in a networking atmosphere. We are interested in Pennsylvania Certified appraisers presently in and around the South Western Pennsylvania Region.
Bostedo Appraisal Services
is looking for Pennsylvania certified appraisers with a minimum of 3 years experience (Broker appraiser's considered) willing to take on independent contractor status for federal, state and local tax purposes. Our office requires all independent contractors considering additional fee based assignments and wanting to network with us to naturally have the ability of completing an appraisal report on their own to maintain independent contractor status. Additionally our network requires EDI/E-mail capabilities, including total digital capabilities, have access to MLS and/or some type of quality sales data & County Records and E & O Insurance (presently we are considering a fee arrangement for those contractor/appraisers not equipped with certain technologies and insurances etc.). Although in a networking atmosphere all orders will be on a per appraisal, contract to contract basis. Any independent contractor/appraiser has the opportunity of performing numbers of appraisals each year. The independent contractor/appraiser must offer the clients quality reports with timely completion as per the clients prerequisites. All of our reporting naturally complies with the Uniform Standards of Professional Appraisal Practice and all applicable state laws.
We are currently servicing the
Allegheny, Beaver, Butler, Washington,
Lawrence
and
Westmoreland County markets in Southwestern Pennsylvania. Expansion is presently being considered to other Pennsylvania Counties.
What are we looking for?

State Certified Pennsylvania Independent Contractor/Appraiser's
(Broker appraiser's considered)

Experience: Minimum 3 Years

Education: Valid Pennsylvania Real Estate Appraisers Certification, valid drivers license and auto insurance.

Technology: Computer & appraisal software knowledgeable and access.

Internet access (broadband connection recomended).

Location: South Western Pennsylvania

Software: If you already have an appraisal software package, we are presently compatible only to ACI, Light House & Alamode. However, if you do not have an appraisal software suite installed on a computer a license is available for purchase.

Liability Insurance: E & O mandatory.

Competitive fee split. (negotiable)
Responsibilities:
Inspect properties, collect & analyze data and prepare appraisal reports for residential and 2-4 family type properties. Perform drive-by appraisals and conduct progress inspections on proposed residential properties. Personal access to local MLS or another form of data source
(at this time required). (The responsibilities described above are no more than the typical appraisal practice performed buy Certified Appraisers daily in their profession.)
Qualifications:
Minimum 3 years residential appraisal experience. Must have a valid Pennsylvania Certified Appraiser License (Broker appraiser's
not being considered at this time), Valid US Drivers license and auto insurance. Knowledge of FNMA and Bank appraisal guidelines. Ability to prepare appraisal reports for assigned property types (no commercial). Be equipped with a Digital Camera and/or Scanner (digital camera is recommended). Strong inter-personal skills. Strong writing and analytical skills, access to a computer (a personal computer is highly recommended), computer knowledge and appraisal software knowledge. EDI compatible with Internet account and other various software/tools needed to complete an appraisal report.

Don't be left holding the bag! With
the Court ordered re-assessment, many homeowners are going
to be in SHOCK when they receive their value
from the County. While Allegheny County is re-assessing the
550,000 some odd properties, the comparable sales they are
using are older sales. This means, that although many of our
local neighborhoods have begun to drop in value just
recently, the value the County will be putting on your
property may very well not reflect this drop.
As a property owner, you have the right to
appeal current value according to recent Court Rulings
if the value of your property has decreased from the time of
assessment. Additionally, certain types of properties have
inaccurate data which the taxing bodies use in their favor
to raise your assessment.

HVCC & YOU! On May 1, 2009 the HVCC was initiated
throughout the Country on every mortgage transaction that
involves an appraisal that is sold to Fannie Mae and Freddie
Mac. This involves all conventional loans which prior to the
present meltdown was approximately 70% of all lending. With
the banking system crippled, conventional loans seized up
and nearly came to a halt. Presently, the conventional
mortgage market is still trying to get back on its feet
albeit very slowly and cautiously. Then there is the HVCC.
The HVCC came about due to pressure put on an appraisal
management company called eAppraiseIT by a large mortgage
lender Washington Mutual in the State of New York. The
Attorney General of New York created the HVCC. To stay out
of litigation (even though not directly involved), the
appellant in the case (The State of New York) arranged to
have Fannie Mae (FNMA) sign an agreement that all loans
placed through FNMA & Freddie Mac would have to adhere to
this new HVCC.
